RECREATIONAL & WATER VALUE
Recreational land is valued less by its acreage than by the quality of what it offers.
Hunting, fishing, water, scenery, and access to public land determine value. Valuing these properties well requires knowing how each driver translates into market value, and where the data to support it comes from.

Value Drivers
Premium recreational land commands a premium for specific, identifiable reasons. We isolate each driver, hunting access, water, public-land adjacency, and scenic amenity, and document how it contributes to the conclusion of value.

Water is frequently the single largest contributor. We research decreed rights, identify the priority date that determines seniority under Colorado's first-in-time, first-in-right system, and distinguish absolute from conditional rights, because each carries a different weight in the market.

WHAT WE ANALYZE
The drivers of recreational value
Each factor that separates a trophy property from ordinary acreage is identified, weighed, and documented.

STANDARDS & DOCUMENTATION
Documented for any intended use
Recreational appraisals conform to USPAP and to the additional standards an assignment may require, whether the report supports a purchase, an estate resolution, or a conservation transaction. As with all our work, the analysis is heavily mapped and fully sourced.
