Real Estate Insight Briefing
We offer property owners and other stakeholders in real estate transactions a service which provides insights and data to aid in decision-making, without formally concluding a value. This typically involves two areas of discussion:

Valuation Methods Primer
This component of your briefing introduces the foundational principles appraisers must consider when forming an opinion of value, including how market value is defined, the approaches to value most relevant to your property type, the role of market data in supporting valuation conclusions, and the factors that typically influence how comparable sales are selected and weighted.

Comparable Sales Review
Drawing on current market data, this component of the briefing identifies and examines sales of comparable properties, reviewing key factors that influenced the sale prices. Sales are presented with relevant context so you can understand not just what properties have sold for, but why those figures are meaningful based on key drivers of value in your specific market.

Appraisal Report
A certified real property Appraisal Report is the most thorough and defensible form of value opinion available, developed through a systematic analysis of the subject property, the broader market, and the sales evidence most relevant to both. Our Appraisal Reports are prepared in conformance with the Uniform Standards of Professional Appraisal Practice (USPAP) and reflect a complete investigation of the factors influencing value, including property characteristics, market conditions, and the reconciled conclusions drawn from one or more of the recognized approaches to value.

The resulting report provides a certified opinion of value supported by documented research and professional judgment and depending on your intended use, may be suitable for use in transactions, financing, legal proceedings, estate matters, tax appeals, or any context requiring a credible, independently developed valuation.
Restricted Appraisal Report
A Restricted Appraisal report provides a certified opinion of value developed through the same rigorous analytical process as a complete Appraisal Report, including a thorough investigation of the subject property, market conditions, and relevant sales evidence. The distinction lies not in the quality or depth of the appraiser's analysis, but in the scope of disclosure within the report itself. In conformance with USPAP, a Restricted Appraisal Report contains a more limited presentation of the data, reasoning, and conclusions that support the value opinion, and its use is restricted to the client alone.

​This report type is best suited to situations where the client is familiar with the property and its market context, has no need to share the report with third parties, and requires a credible certified valuation without the more complete documentation of an Appraisal Report. It is not appropriate for any appraisal where the report may be relied upon by parties other than the client.
